Our History

In 1993, ScanlanKemperBard was launched as a real estate merchant banking company. By definition a merchant bank is “a financial institution providing capital to companies in the form of shared ownership instead of loans.” For us, it was about providing a new avenue for accredited investors desiring to create and retain wealth through real estate. Over time, we have expanded our presence across the Western states and created substantial deal flow for our investors, with 91 separate companies buying, owning, enhancing and selling real estate. The capital invested comes from high-net-worth individuals, family offices, trusts, institutions, SKB and its principals. SKB and its current and past principals have accounted for over $50 million of the total. Our discerning approach has enabled us to originate over $4.18 billion in total portfolio activity, and raise and manage over $1.46 billion in total equity.

Mr. Gooding has 26 years of commercial real estate experience, 20 of them with SKB where he is credited with developing the firm’s “value-add/opportunistic” acquisition platform. He was named a principal in 2002 and president and chief investment officer in 2006. During his tenure at SKB, Mr. Gooding has initiated some $4.02 billion of acquisitions, and concomitant debt placements and restructuring, and he serves as a member of the SKB Investment Committee. He was also responsible for initially sourcing and maintaining SKB’s institutional capital partner relationships. He started his real estate career as a licensed real estate appraiser with then CB Commercial, Inc. Prior to joining SKB in 1996, he served as vice president of acquisitions for G.E. Capital Investment Advisors and senior real estate analyst with CB Commercial, Inc. in San Francisco. In these capacities, he underwrote over $500 million of commercial real estate investments for clients such as General Motors retirement funds, CalPers and the AT&T Master Pension Trust. Mr. Gooding is a member of ULI, ICSC, and an Advisory Board member for The Center of Securities Analysis at the University of Oregon. He received his Bachelor of Science degree in finance from the University of Oregon, and holds FINRA 22 and 63 licenses.

As Executive Vice President, Mr. Paul leads the asset management and property management departments. He oversees SKB’s portfolio including developing investment strategies, property valuations, dispositions, asset operations and refinancings. He serves as a member of the SKB Investment Committee. Mr. Paul is also responsible for asset management for a portfolio of assets and complements the firm’s due diligence, acquisitions and investor management efforts.

Mr. Paul joined SKB in 2000. During his career, Mr. Paul has served as a court-appointed receiver and directed SKB’s initiative to bring property management in-house. He has underwritten more than 30 closed transactions totaling over $1 billion in value. He holds a Bachelor of Science degree in Business Administration with emphasis in Finance from the University of Oregon and is an Associate Member of the Institute of Real Estate Management. Mr. Paul was named to the Portland Business Journal’s 2015 Top Forty Under 40 Runners Up list.

Mr. Morean joined SKB in 2013, bringing with him over 27 years of national real estate acquisition, development, equity investment and asset management experience. Prior to joining SKB, he served as senior director for GE Capital Real Estate and ran the Denver, Colorado office for the firm’s national J.V. equity platform. While at GE, Mr. Morean was responsible for national J.V. equity partner relationships and helped to initiate the firm’s third-party fund management strategy, which included deal flow generation of over $1 billion. He also held senior positions with Kennedy Associates Real Estate Counsel, Trammell Crow Company, and Trammell Crow Asset Services, and served as a planning and zoning commissioner for the City of Winfield, Illinois. Mr. Morean’s diverse real estate background includes deep national market knowledge and a comprehensive understanding of diverse product types, including office, industrial, retail, multifamily, and land. Additionally, he is active with and has held board and committee positions with numerous national real estate organizations, including ULI, NAIOP, ICSC and NMHC. Mr. Morean serves as a member of the SKB Investment Committee and drives the firm’s new investment opportunities in both Denver and Phoenix. He actively supports the Children’s Hospital in Denver, the Leukemia Society of Colorado and the Make a Wish Foundation of Colorado. Mr. Morean received his MBA from the American Graduate School of International Management “Thunderbird” and a Bachelor of Science degree in political science from Colorado State University. He holds a Colorado Real Estate Broker’s License and FINRA Series 22 and 63 licenses.

Principal

Adam Haber has had a long career in finance. He traded commodities for over two decades on several different New York exchanges, is a principal in the real estate merchant banking firm ScanlanKemperBard (SKB) and is an active Angel Investor and advisor to several start-up companies. He is also the former owner of two Manhattan restaurants: Aldea, which has a Michelin star; and Lupulo, its sister restaurant.

Mr. Haber has been a trustee on the Roslyn School Board since 2009. He also serves as a board member of All Hands Volunteers and the Lloyd Magothy Water Trust, and as a board advisor on S.T.R.O.N.G.

Mr. Haber has a Bachelor’s Degree of Science with a concentration in Finance from SUNY Albany and a Master’s Degree in Political Science from LIU Post.

Mr. Haber was appointed to the NIFA Board on July 22, 2015, for a 2-year term by Governor Andrew Cuomo at the recommendation of NYS Assembly Speaker Carl Heastie.

Principal

Patrick Terrell is the managing member of both Terrell and Associates and PatRick Investments, LLC, private equity and real estate investment companies based in Portland. He also serves on the boards of RS Medical, Routeware Inc, Trios Medical and Bluewave Technology.

Mr. Terrell was the founder of Leading Technology in 1984, and led the company as CEO until 1992. He built Leading Technology into a $300 million per year manufacturer of personal computers before selling the company to Video Technology of Hong Kong.

Previously, Mr. Terrell founded Byte Shops Northwest in 1977, and served as President and CEO until 1984. Servicing personal computers, Byte Shops grew to $50 million in annual revenues. In 1984, Mr. Terrell sold the firm to Pacific Telesis, one of the Baby Bell companies.

Mr. Courtiol has 20 years of experience in finance. Prior to joining SKB in 2016 as Senior Managing Director, Chris was an investor in several SKB sponsored real estate offerings over the last 13 years. Chris was a commodities option trader on three different New York commodities exchanges for 15 years, founded and operated a company to help businesses affected by the 2010 BP Deepwater Horizon oil spill, and is an active angel investor in start-up and growth stage companies.

Mr. Scanlan has 44 years of regional and national commercial real estate experience. While Chief Executive Officer of SKB, he oversaw equity raises totaling over $1.39 billion and portfolio activity of over $3.99 billion. Prior to founding SKB, he worked for CB Commercial, Inc. (CBRE) for 18 years, where he held sales and management positions in Portland and Seattle, and senior management positions in Denver, New York and Los Angeles. He concluded his tenure there as President of Capital Markets and as a director with responsibility for investment banking, mortgage banking, appraisal and consultation. He and three other senior officers led a leveraged buyout of CB Commercial, Inc. with The Carlyle Group from Sears in 1989, now CBRE. Before joining then CB Commercial, Inc., he served as Vice President and National Operations Manager for W.W. Grainger, Inc. in Chicago. Mr. Scanlan has served as trustee of Reed College, the Portland Art Museum, the Oregon Museum of Science & Industry, Portland State University, the Los Angeles Theatre Center and the Denver Center for the Performing Arts; chaired the finance committee to create the Portland Center for the Performing Arts; and is a past president and lifetime trustee of Providence St. Vincent Medical Foundation. He earned his Bachelor of Arts degree from Beloit College; holds FINRA Series 7, 22, 39 and 63 licenses; and is a licensed Oregon real estate broker.

Mr. Schreck joined SKB in 2014, bringing with him over 32 years of legal, accounting and real estate experience. He serves as a member of the SKB Investment Committee. Prior to joining SKB, Mr. Schreck most recently served as associate general counsel for Integra Telecom, one of the largest facilities-based providers of communications and networking services in the western United States. Prior to Integra Telecom, Mr. Schreck served as director of the commercial and legal department for Power Delivery of PacifiCorp, a subsidiary of Berkshire Hathaway Energy, one of the West’s leading utilities serving 1.8 million customers across six western states. Previously, Mr. Schreck practiced law with Perkins Coie in Portland, Oregon and Johnson & Gibbs in Dallas, Texas. Mr. Schreck began his career as a general accountant and internal auditor with Kendall Company, a subsidiary of Colgate Palmolive. He holds a Juris Doctor degree from Boston University, an MBA from Boston University and a Bachelor of Science degree in management, accounting and finance from Babson College.

Mr. Riley joined SKB in 2013 with 35 years of real estate experience and an extraordinary background as CEO of five hospitality companies on four continents. As CEO of SKB Hotel Group, he oversees SKB’s hotel investments. In 1988, he was appointed as Managing Director of Mandarin Oriental Hotel Group based in Hong Kong. During his ten-year tenure, the Group doubled its locations and tripled its profits, growing from its traditional Asian base into a successful, global luxury hotel competitor. The next decade took Mr. Riley to three different continents, where he was CEO of Crown Limited in Melbourne, Australia, ResidenSea in the United States and Le Meridien Hotels and Resorts in London. With each of these companies, he employed his enthusiastic hands-on management style to lead the operational and financial restructuring of these companies in difficult times, all leading to successful outcomes. More recently, Mr. Riley worked with Giorgio Armani and Emaar Properties of Dubai in establishing the infrastructure for their planned luxury hotel joint venture. He has had direct responsibilities for the acquisition, development and management of scores of hotels and resorts in the United States, Europe and Asia. Earlier in his career, Robert oversaw the development of large mixed-use projects in Texas and California. Throughout his career he’s been actively involved in industry and community activities, including a trustee of Randolph-Macon College and Chairman of the Prince of Wales International Hotel Environmental Initiative, Urban Land Institute and the World Tourist and Travel Council. Prior to his property and hotel career, Mr. Riley practiced law in New York. He holds a Juris Doctor degree from the University of Virginia School of Law and a Bachelor of Arts degree from Randolph-Macon College in Ashland, Virginia.

Ms. Hill possesses over 20 years of experience in commercial real estate finance and real estate merchant banking. She oversees distribution of subscription materials, quarterly reports, K-1s and all investor correspondence, and acts as a liaison between investors and all SKB departments. Ms. Hill also serves as a member of the Investment Committee. During her tenure with SKB, Ms. Hill has overseen the placement of over $1 billion of capital. She joined SKB in 2000 after eight years in San Francisco as a senior loan administrator and assistant vice president with mortgage banker Trowbridge, Kieselhorst & Co., Inc. Ms. Hill has served on the boards of San Francisco Commercial Real Estate Women, The Junior League of San Francisco, Portland Commercial Real Estate Women, The Junior League of Portland, and the Portland Suburban Delta Gamma Alumnae Chapter. She is chair of the Guide Dogs for the Blind Pinot & Pups Gala, a regional coordinator for the Delta Gamma Foundation, and actively volunteers with the Northwest Association for Blind Athletes and the Oregon Museum of Science and Industry. She holds a Bachelor of Arts degree in economics from California State University and FINRA Series 22 and 63 licenses.

Mr. Ebersole joined SKB in 2006 and is responsible for asset management. He also serves as a member of the Investment Committee and assists with due diligence, acquisitions and dispositions. While at SKB, he has managed over 1.5 million SF of commercial investments. Mr. Ebersole has eleven years of commercial real estate experience. Prior to joining SKB, Mr. Ebersole was a financial analyst for Mercer Capital Management, a Memphis-based business valuation and investment banking firm, where he provided corporate valuation and transaction advisory services for a number of public and private clients. He has a Bachelor of Arts degree in economics and political science from Rhodes College and is a CFA Charterholder.

Mr. Olivier has been in the real estate industry for over two decades. He started his career in the practice of law, representing several national and regional lenders, owners and developers in over $1.5 billion of real estate transactions, including acquisitions and dispositions, financing, joint ventures and ground-up development. In 2005, he left his role as partner with a regional Florida law firm to pursue opportunities on the business side of the real estate industry. During that time, he gained significant experience in the acquisition, entitlement and development of a variety of projects, including retail, office, mixed-use, condominium, subdivision and hospitality assets. In addition to his legal and development experience, Mr. Olivier recently managed a distressed debt platform, where he oversaw the acquisition and disposition of over $250 million in distressed debt throughout the western United States. Most recently, he was a key team member of a local development group, where he managed the development of multiple hospitality assets, valuing in excess of $300 million, with significant involvement in the EB-5 program. In early 2015, Mr. Olivier brought his broad skill set to SKB. He has a Juris Doctor degree from the University of Tulsa and a Bachelor of Arts from the University of Oklahoma. Though no longer practicing law, he continues to be a member of the Oregon and Florida Bars.

Mr. Holden joined SKB in 2013 with over 25 years of experience in real estate asset, facilities and construction management; property leasing and marketing; project development; financing; acquisitions; and dispositions. In conjunction with the firm’s asset managers, he directs the activities of SKB’s in-house management teams, serving nearly 5 million SF in our primary western states markets. With revenues exceeding $80 million and operating budgets of some $35 million, Mr. Holden ensures that all SKB performance standards are met, the properties operate smoothly, leasing efforts are supported and SKB realizes the investment objectives set forth for its acquisitions. He encourages the development of SKB’s 50 property management and engineering professionals while providing senior direction in all facets of property and facilities services. Properties developed or managed under his direction have a cumulative value in excess of $3 billion. He has provided facilities management and consulting services to Russell Investments, Bank of America, Fisher Communications, Nortel, Pacific Medical and Washington Mutual, as well as numerous public entities, jurisdictions and municipalities. As an owner’s representative, Mr. Holden has leased over 4 million SF, overseen nearly $12 million in capital and tenant improvements, and served in senior management roles at CBRE, Colliers International and Unico. He holds BOMA Real Property Administrator and IREM Certified Property Manager designations, is a real estate broker with the State of Washington, and volunteers as a mentor and career coach for emerging real estate professionals. Mr. Holden has a Bachelor of Arts in organizational management/communications from Evergreen State College.

Mr. Howes joined SKB in 2013, with a 35 plus year background in managing major development/construction projects throughout the United States. Past responsibilities included managing all design, government relations, lender coordination, and budgets through project completion for over one billion dollars of projects.

Prior to joining SKB, Mr. Howes was Director of Design and Construction for Thomas J. Klutznick Company, where he developed Phase I of City North in Phoenix AZ (Residential/Retail/Office). In addition, he opened ten regional malls throughout the United States for JMB/Urban Retail Properties. As their Development Manager, his duties included opening the development office and managing all development and construction required to complete each new construction project. Notable construction projects include Paseo Nuevo in Santa Barbara, Town Center at Boca Raton, Penn Square in Oklahoma City, and Roseville Galleria in California.

As SKB’s managing director, Mr. Walker focuses on sourcing investors from the San Francisco Bay Area office. He has more than 45 years of real estate industry experience in acquisition, asset management and brokerage. Prior to joining SKB in 2000, Mr. Walker was president of Sierra Capital Companies and Rubloff of California, and a senior vice president of Cushman & Wakefield and Grubb & Ellis. He also has formed seven REITS, raising over $300 million and has acquired more than $600 million in U.S. properties. Mr. Walker is a former national president of the Society of Industrial and Office Realtors. He received his Bachelor of Business Administration degree in real estate from Southern Methodist University.

Ms. Brockmann joined SKB in 2007. She has thirteen years of commercial real estate operations and facilities management experience. She is responsible for a 700,000 SF portfolio of assets and assists in due diligence, acquisition and disposition. Prior to joining SKB, Ms. Brockmann was a regional asset manager at the Knowledge Learning Corporation and a lease compliance specialist at Hollywood Entertainment. She graduated from Marylhurst University with a Bachelor of Science in real estate studies.

Mrs. Brown-Eastland joined SKB in 2016 as a Senior Vice President of Accounting with 19 years of partnership accounting experience in both real estate and healthcare industries. Prior to joining SKB, Mrs. Eastland served as the Corporate Controller for National Cardiovascular Partners, a healthcare services company who partners with physician groups to manage and operate free-standing outpatient cardiac and vascular procedure labs. Mrs. Eastland began her career as a Fund Accountant for Lone Star Capital Investments and later as Senior Fund Accountant at Goldman Sachs managing two of their Whitehall Funds. She holds a Bachelor of Business Administration degree in Accounting and a Masters of Business Administration degree in International Business from Dallas Baptist University.

Mr. Ferguson has over 10 years of real estate management experience, with a concentration in complex mixed-used developments including multi-site management and leasing of office, retail, multi-family and regional malls. His experience spans various urban markets, working for a publicly traded REIT, owner/developers, joint venture partners and 3rd party management. While at Macerich, Mr. Ferguson managed assets in various property life cycles, including the development the highest profile management agreement in the companies’ history. He successfully completed a $300M expansion and redevelopment of an outdoor mixed-use super-regional shopping center in metro New York City, and managed the office headquarters relocating several business units, opening space, which was leased to outside tenants.

As General Manager and Designated Broker for SKB PMI, LLC, the property management arm of real estate merchant banking firm, ScanlanKemperBard Companies (SKB), Mr. Ferguson oversees joint venture ownership relations and reporting, all LOI and lease negotiations, management, strategic and capital planning and implementation and overall asset performance.

He holds a Bachelor of Arts in Business From Lake Forest College and a degree in Commercial Real Estate and Urban Economics from the University of California Berkeley.

Mr. Hughes-Cromwick joined the acquisitions team at SKB full-time in 2017. While completing his MBA, he worked as a summer intern at SKB, was selected to participate in the Applied Real Estate Investment Trust program—ultimately investing $1.7 million of University endowment funds in a portfolio of publicly traded REIT stocks and outperforming its benchmark, and served as co-president of the 300-member Real Estate Club. Prior to that, Mr. Hughes-Cromwick worked for Fannie Mae in the Office of the Chief Economist for six years where he developed economic, interest rate, housing and mortgage analysis, forecasts, and commentary for senior management and publication. He holds a Bachelor of Arts degree in Economics and Political Science from the University of Wisconsin-Madison and an MBA in commercial real estate from the Graaskamp Center at the University of Wisconsin-Madison School of Business.

Mr. Scharlemann joined SKB in 2015 as General Manager and is responsible for the in-house leasing and management efforts in the San Francisco Bay Area. He also assists in due diligence, acquisitions and dispositions in the Bay Area market. Mr. Scharlemann came to SKB with 10 years of experience with Hines and East Coast based Childress Klein. He earned his Bachelor of Science degree in Computer Science from Loyola Marymount University and received an MBA from University of North Carolina Charlotte. He is a LEED Accredited Professional, IREM Certified Property Manager and holds an active broker’s license in California.

Mr. Short joined SKB in 2015 and is responsible for the oversight of all SKB acquisition, disposition, and debt placement due diligence activities, as well as the facilitation of SKB’s transaction closing process. Mr. Short has more than 15 years of real estate experience, working within law firms in addition to a real estate brokerage organization he co-owned in Texas. His broad professional experience ranges from complex real estate and construction finance transactions to high-profile commercial litigation, real estate management, development, and brokerage. Since joining SKB in early 2015, he has overseen due diligence for more than $1 billion in combined transaction volume. Mr. Short holds a Bachelor of Arts degree from Texas A&M University, FINRA Series 22 and 63 licenses, and is an Eagle Scout with the Boy Scouts of America.

Ms. Swan joined SKB in 2007. She manages the day-to-day accounting transactions of the firm as well as all human resource matters. Ms. Swan has 15 years of real estate experience, having worked as a property accountant at Downtown Development Group and as an accounting assistant at Guardian Real Estate and Bowen Property Management prior to joining SKB. She received her Society for Human Resource Management - Certified Professional certification in 2016, and is a member of Portland HR Management Association (PHRMA).

Mr. La Tempa joined SKB in the summer of 2016 after the completion of his MBA from the University of Oregon, where he focused in Finance and Securities Analysis. Over the previous year and a half, he worked as an Investments Intern with the University of Oregon Foundation and was Portfolio Manager of the Emerging Markets Equity Fund. Prior to that, Mr. La Tempa was a professional athlete in the LA Angels organization. He played collegiate baseball at the University of Oregon and graduated with a Bachelor of Science degree in Geography.

Ms. Wall joined SKB in 2013. She has over 20 years of commercial real estate operations, leasing and development experience, with a career portfolio of over three million square feet. She started her career as a CPA with an emphasis in commercial real estate. Prior to joining SKB, she held positions with regionally and nationally prominent real estate companies, including Wright Runstad & Company, Russell Development Company and Cushman & Wakefield. She is responsible for asset management for a portfolio of assets and assists in due diligence, acquisitions and dispositions. Ms. Wall serves on the Downtown Portland Clean & Safe District Board of Directors. She graduated from Oregon State University with a Bachelor of Science degree in business administration and accounting. She is a licensed Oregon real estate broker and Certified Public Accountant, and has obtained a LEED AP designation.

Mr. Wong joined SKB in 2003 as senior vice president and is responsible for asset management for a portfolio of assets. He also assists in due diligence, acquisitions and dispositions. Mr. Wong has been involved with asset management, acquisitions, dispositions and joint-venture development investments in commercial real estate throughout the Western United States for over 24 years.

Prior to joining SKB, Mr. Wong spent over 10 years with La Salle Investment Management, Inc. in the acquisitions and asset management groups, and engaged in some $500 million of commercial real estate activity there. Since joining SKB, Mr. Wong has been engaged in asset management and joint-venture development investments totaling $700 million of commercial real estate activity. Mr. Wong earned his Bachelor of Science degree in accounting/finance and industrial engineering from Oregon State University. He received an MBA from The Wharton School at the University of Pennsylvania.
